Develop a Benchmark of your air conditioning system – Determine where your system is at in the life cycle. Calculate the current SEER rating of your A/C system. Why do we do this? Here’s why: Repairs on autos over 100,000+ miles occur more often and are generally more expensive below 100,000 miles.
Validate that the system has proper air flow. Insufficient air-flow is generally caused by anything that restricts the flow of air, which in turn, causes the evaporator coil temperature to fall below freezing (32 F). Any moisture in the ambient air collects on this coil, causing ice formation which reduces the air conditioners cooling capacity and puts the system at risk of major (expensive) failures. Other areas of concern are inspected including: dirty (clogged) air filters; collapsed and/or obstructed ductwork; undersized ducts, failing indoor fan motors, dirt and debris build up on the A/C systems indoor coil. Each of these alone can impede air flow which results in expensive and usually avoidable repairs.
Inspect for proper condensate drainage from the evaporator coil. Without getting to technical, an Air Conditioning system is nothing more than a “big dehumidifier” that by design, will draw moisture out of the ambient air (if below the dew-point). Added comfort comes by maintaining desired humidity level.
Inspect the evaporator. An evaporator coil, filter(s), or indoor blower wheel may become dirty over time. This usually happens because the system is not being routinely maintained on a regular basis. Unfortunately, this is a common problem which almost always leads to costly repairs.
Clean and remove any dirt build up in the HVAC system. Look around, we live in the desert… Most Premature failures are directly or indirectly caused by DIRT! According to the Louisiana Cooperative Ext. Service, Nine out of 10 preventable failures are due to dirt build up.
Check all mechanical/electrical controls for signs of failure. If a capacitor is weak or a contactor’s points are pitting, this will increase your electric bill. Compressor and fan motor controls can and let me stress WILL wear out. Not if, just when. This happens faster when the air conditioning unit(s) turns on and off more frequently. We see this more often with over-sized systems and thermostats out of calibration. Also, corrosion of wire and burnt terminals are caused by loose connections. When electrical terminations are not routinely inspected and tightened, these same connections heat up causing overheating, fatigue and sometimes very serious damage. I have seen electrical fires started because of this very thing.
Prolong the life of your existing HVAC system. Many homeowners are unaware that 9 out of 10 air conditioning systems fail prematurely. According to PATH, (Partnership for Advancing Technology In Housing), “….. most homes, heating, air conditioning, and domestic hot water systems are typically ignored until they malfunction”. this will almost certainly cost you more in the long run.
Save you money $$$. Based on all independent industry studies by Utilities companies, 78%+ of installed Air Conditioning equipment are improperly charged with refrigerant. Air conditioners that are just undercharged (lack of refrigerant) by 20% can DOUBLE your utility bills… This is a major culprit of abnormally high utility bills. A lack of Refrigerant (undercharged system) is extremely hard on your compressor. Your compressor relies on the cool refrigerant to operate at normal temperatures. Undercharging causes the compressor to work harder and overheat. A qualified (NATE Certified) technician can test the system to determine that it is charged correctly. NOTE: Not all technicians are created equal. We have a term in the industry for these guys: “Beer Can Technicians”. These are the guys that do not know how to properly charge an A/C or Heat pump system.
